Across its 22 homes, ideas are layered, interwoven, and brought to life in vivid detail—a meticulous curation of expressive materials and intriguing uses of color, tempered by a refined selection of furnishings and art. Underscored by Flack’s signature dynamism and keen eye for detail, the homes strike a balance between warmth, welcome, and enduring sophistication.

The architectural form of The Garden Pavilion centres on a series of elegant tiers that grant each level a full perimeter of cascading greenery. Across the years, this vegetation and flora will mature and thrive, softening the architecture and weaving the building into the fabric of the landscape. Designed by international architecture studio Woods Bagot, The Garden Pavilion will foster a strong and lasting sense of calm within its tranquil botanical setting.

Taking cues from French Modernist architecture, including works by Jean Prouvé, Le Corbusier and Charlotte Perriand, the Modernist Collection explores the nuanced relationship between light, volume and materiality. Across these grand spaces, crafted by David Flack, ideas are layered, interwoven and enacted in vivid detail—a meticulous curation of expressive materials and intriguing use of colour, tempered by a refined selection of furnishings and art.

Underscored by Flack’s signature dynamism and illustrious eye for detail, the homes balance warmth and welcome with enduring sophistication. Designed with entertaining in mind, the homes celebrate hospitality through generous kitchens and providores, gorgeous living areas, and flexible spaces ideal for hosting in a myriad of ways.

The Atelier Collection is a quieter expression of the same principles that have informed The Modernist Collection, embracing a timeless approach to design that feels quietly grand. Subtle, restrained, and elegant, these interiors celebrate proportion and materiality to create a calm and considered home for those drawn to understated sophistication.

The Elsternwick Gardens neighbourhood comprises expansive private gardens, hospitality space, integrated arts program and a public park, alongside three distinct residential offerings: Gordon Place, Ripponlea Terrace and The Garden Pavilion. While each offering centres on an individual and site-specific design, all homes are tailored for owner-occupiers and will be built to the highest standard, a quality synonymous with Milieu. Designed as a natural extension of Rippon Lea Estate, the generous gardens are integrated seamlessly with the architecture to strengthen the sense of tranquillity that underscores the neighbourhood’s design.
