This is a once-in-a-generation opportunity. As the former home of ABC Studios, the site represents a chance to create something truly unique: a private sanctuary nestled within intimate gardens. At every step, the project is guided by a rigorous design approach that we call Creative Development. Following extensive research and consultation with community groups and stakeholders, we arrived at an integrated, sustainable and culturally relevant neighbourhood design that draws on the storied history of the location, complements its surroundings, and retains the fundamental qualities of this incredible site.

The Elsternwick Gardens neighbourhood comprises expansive private gardens, hospitality space, integrated arts program and a public park, alongside three distinct residential offerings: Gordon Place, Ripponlea Terrace and The Garden Pavilion. While each offering centres on an individual and site-specific design, all homes are tailored for owner-occupiers and will be built to the highest standard, a quality synonymous with Milieu. Designed as a natural extension of Rippon Lea Estate, the generous gardens are integrated seamlessly with the architecture to strengthen the sense of tranquillity that underscores the neighbourhood’s design.

Elsternwick Gardens is situated between Elsternwick and Ripponlea villages, providing convenient access to restaurants, retailers and amenities, alongside various public and private primary and secondary schools. Nearby tram and train lines connect directly to neighbouring suburbs Elwood and St Kilda, and the beaches of Melbourne’s south, while the CBD can be reached in just 15 minutes via train.

This project is the result of thoughtful collaboration. Driven by a goal to create something truly unique, Elsternwick Gardens comprises architecture and masterplan by Woods Bagot; landscape design by OCULUS; three residential offerings with interiors designed by Woods Bagot, K.P.D.O. and Flack Studio; and a respectful arts and culture program developed by Broached Commissions and March Studio.
